Property Management Pricing "Rules of Thumb"

1
Daily Cost = Cup of Coffee
Daily cost to manage a home in our area is about what you’d pay to buy a good cup of coffee/decent latte, or roughly $2.50 to $5 per day.
Example: $2.50 to $5 per day equals about $75 to $150 per month. The exact cost to manage your home depends on various factors like how much your monthly rent is (the higher the rent, the higher your monthly fee is. So a home that rents for a lower amount might only cost $75 per month to manage, but a luxury home might cost as much as $150 per month), what other services you might want, etc.
2
Less Than $1 /day Difference Between Companies
You will find that when you compare property management companies in our area, the difference in cost to have your home managed will generally be less than $1 a day between companies (less than $30 per month) once all fees are considered (some fees by some companies are not apparent until later in the process).
To us, this means you are much better off selected a company based on what you view as their overall quality is. The financial consequences of choosing a poor quality company far outweigh the money you might "save" upfront with them.
3
Management Fees are ~7-9% of Monthly Rent
Monthly fees to manage your home in Southern California typically range from 7-9% of monthly rent. This is an ongoing monthly fee.

The less your home rents for, the more likely it is that you will pay a higher monthly percentage. You will need to speak with a property manager to get an exact number.
4
Tenant Placement Fees are 50%-100% of 1 Month's Rent
The normal range to place a qualified tenant in Southern California is one-half to a full month's rent. This is a one time fee.
Example: If your home rents for $2500 per month, finding a qualified tenant will typically cost from $1250 to $2500.
